1. Professional services disclaimer

Vortex Estimating LLC ("Vortex") provides construction estimating and quantity-takeoff services. All estimates and takeoffs are forecasts based on the drawings, specifications, and assumptions available at the time of preparation. They are not, and are not intended to be, guaranteed final pricing, an offer to perform work, a bid, a guaranteed maximum price, or financial, accounting, or legal advice.

2. Variability of construction cost

Construction cost depends on factors beyond Vortex's control — including bid climate, contractor selection, subcontractor availability, material price volatility, labour rates, schedule, weather, regulatory changes, and the completeness of the design package. Actual costs realised on a project may differ, sometimes materially, from any estimate prepared in advance.

3. Reliance and verification

Each deliverable includes the qualifications, exclusions, and unit-cost basis we relied on. Before using a Vortex deliverable for bidding, contracting, financing, or other binding decisions, the Client is responsible for reviewing those assumptions, supplementing with project-specific quotations from qualified subcontractors and suppliers, and consulting professional advisors as appropriate.

4. No engineering or design services

Vortex does not provide architectural, engineering, surveying, construction-management, or legal services. Drawings or specifications are reviewed solely for quantity and cost purposes; they are not reviewed for code compliance, constructability, design adequacy, or fitness for any particular purpose.

5. Third-party content & tools

Where Vortex references third-party cost databases (e.g. RSMeans, manufacturers' catalogues), industry indices, or estimating software (e.g. Bluebeam, PlanSwift, Xactimate, On-Screen Takeoff), those references remain the property of their respective owners and are used in accordance with their licence terms. Inclusion does not imply endorsement of, or by, any third party.

We try to keep it accurate, but cost figures and best-practice guidance evolve and may be out of date by the time you read this.
