Drywall takeoff is straightforward in concept (SF of wall and ceiling) but the detail layers add up: regular vs Type X fire-rated vs moisture-resistant (MR) vs abuse-resistant (AR), 1/2” vs 5/8”, standard joint compound vs setting-type. Finish level (Level 1 through Level 5 per GA-214) drives taping and finishing labor — a Level 5 finish for high-end commercial costs roughly 2x a Level 4.
