Sample output: what you receive
Every masonry estimating services engagement ends in a deliverable. This page describes the structure and contents of what we typically ship.
What’s in the deliverable
A typical trade-specific takeoff ships as an Excel workbook with one tab per element type (e.g., for concrete: footings, slabs, walls, columns) plus a color-coded plan markup PDF showing exactly what was counted. Quantities are organized by CSI division with material, labor, equipment, and waste factor breakdown.
Deliverable structure
Every Vortex deliverable contains the following sections at minimum:
1. Cover and project metadata
Project name (or anonymized identifier), location, date of estimate, AACE class assigned, drawings revision number used, scope of services performed, and any limitations or assumptions.
2. Executive summary
A one-page summary with the total estimated cost, breakdown by major category, and key assumptions.
3. Detailed estimate
Line-by-line cost build, organized by your preferred structure (CSI MasterFormat, UniFormat, custom WBS, etc.). Each line includes:
- Description tied to a specification reference
- Quantity with unit of measure
- Material unit cost with source
- Labor productivity (hours/unit) with reference
- Labor rate
- Equipment cost if applicable
- Total cost per line
4. Quantity takeoff workbook
The takeoff that supports the estimate, with formulas visible so any reviewer can audit the math.
5. Plan markup PDF
Color-coded markup showing exactly what was counted. Every line item in the estimate ties to a specific markup on a specific plan sheet.
6. Bid clarifications and qualifications log
Every assumption, exclusion, scope ambiguity, and risk flagged during the takeoff is documented here. This is the document that protects you in change-order negotiations.
7. Schedule of Values (SOV)
For bid-grade estimates, an AIA G703-format SOV ready for direct submission with your bid or contract.
8. Basis-of-estimate narrative
A short document explaining the methodology, cost sources, productivity references, and any project-specific judgments.
Confidentiality
We treat all client work as confidential. We can share fully-redacted sample deliverables on request for the purpose of evaluating our work product. Sample deliverables have all identifying client and project information removed.
